Terms & Privacy
These terms cover using Inns.PH to find a stay, send a booking request or list an inn. Please read them before you use the site.
Terms for travellers
- Inns.PH is a directory of independent inns, pension houses, homestays and resorts in the Philippines. Inns.PH is not an inn, a travel agent or a party to your stay: your booking is an agreement between you and the inn.
- Each inn writes its own listing and sets its own prices, rules and ways to pay. We check new listings before they appear, but we don't inspect properties and can't promise that every detail is accurate or up to date.
- A booking request is only a request. Your stay is confirmed only when the inn confirms it, and the inn may decline any request.
- When you pay with an inn's GCash QR, the money goes straight to the inn's own GCash account. Inns.PH never receives or holds your payment. Refunds for declined or cancelled stays come from the inn, under its own policy.
- Some inns take bookings on their own booking page, which may use its own payment provider and terms. Those terms apply to bookings made there.
- Give your real name and contact details, send only requests you intend to keep, and don't use the site to send spam, abuse or anything unlawful. We may block requests that misuse the site.
- Contact the inn directly about your stay, changes, refunds or complaints. If you think a listing is false or misleading, reply to any email from Inns.PH and tell us.
Terms for inns
- Only the owner or an authorised manager of an inn may list it. You must be allowed to run it as accommodation and hold the permits your local government requires.
- You're responsible for everything in your listing: name, address, map pin, photos, prices, amenities, contact details and GCash QR. Keep it accurate and use only photos you own or have permission to use.
- Inns.PH checks each new listing and each new GCash QR before guests see them. We may edit, hide, suspend or remove any listing that is inaccurate, unlawful, unsafe or breaks these terms.
- You deal with guests directly. Answer booking requests promptly, confirm a stay only after checking the payment has arrived, and refund guests yourself when you decline a paid request or under your cancellation policy.
- The guest details you receive (name, email, phone and notes) are for handling that booking only. Keep them safe and don't use them for marketing without the guest's consent.
- Listing commission is shown on the List your inn page. We'll tell you before it changes, and a change never applies to stays already confirmed.
- You can take your listing off the site at any time by unticking Show on Inns.PH. To delete your host account, reply to any email from Inns.PH.
Privacy Policy
- What we collect from travellers: when you send a booking request we keep your name, email, phone number, number of guests, dates, notes, any GCash reference and amount you enter, and your IP address (to stop abuse). Searching and browsing need no personal details.
- What we collect from inns: the host's name, email and phone number, the listing details and photos, and the GCash QR image.
- How we use it: to show listings, pass your request to the inn, email you and the inn about the request, sign hosts in, and keep the site safe. We don't sell personal data, show advertising or build marketing profiles.
- Who sees it: your request goes to the inn you sent it to, by email and in its host page or InnsPOS app. Once the inn has your details, it handles them as a separate data controller. We also use service providers to host the site and send email.
- Maps: the map loads tiles from OpenStreetMap's servers, which see your IP address the way any website you visit does. Links to Google Maps or Facebook Messenger take you to those services, under their own privacy policies.
- How long we keep it: booking requests are kept as long as needed to run the service, resolve questions about a stay and meet legal obligations, then deleted. Host accounts are kept until you ask us to delete them.
- Your rights: under the Data Privacy Act of 2012 (Republic Act No. 10173) you can ask to see, correct or delete your personal data, or object to how it's used. Reply to any email from Inns.PH to make a request. You can also complain to the National Privacy Commission.
Cookie Policy
- Browsing and booking: searching, viewing stays and sending a booking request set no cookies. Your request page is opened by a private link that we email to you.
- Host cookie (
innspos_stays_host): set only when an inn owner signs in to manage a listing. It holds a random sign-in token, is sent only to the host pages, and expires after 30 days or when you sign out. - Local storage: your light or dark theme choice and the cookie notice dismissal are kept in your browser's local storage, not in cookies, and never leave your device.
- No tracking: Inns.PH uses no analytics, advertising or tracking cookies, and no tracking pixels.
- You can block cookies in your browser and still search and book. Hosts need the host cookie to sign in.
Disclaimer
- Inns.PH is provided "as is". Listings, prices, availability and maps come from the inns and from third parties, and may be wrong, out of date or unavailable.
- Inns.PH is not responsible for the condition, safety or legality of any property, for an inn's conduct, or for payments, refunds or disputes between guests and inns.
- To the extent the law allows, Inns.PH is not liable for indirect or consequential loss, or for loss arising from a stay, a payment made to an inn or the site being unavailable. Nothing in these terms limits rights you have under Philippine consumer law.
- We may change these terms. The current version is always on this page, and changes apply from the date they're posted. These terms are governed by the laws of the Republic of the Philippines.
- Inns.PH runs on InnsPOS. Inns that use InnsPOS are also covered by the InnsPOS terms.
